Why entry matters so much

You can't choose the market you exit in. You choose the one you enter in.

  • 01Entry shapes every year after it. The price you pay sets your monthly, your buffer and how much room your exit has to work with.
  • 02Comparables beat headlines. What similar units actually transacted for recently tells you more than any record-setting outlier.
  • 03Stretch is a decision, not an accident. If you stretch, do it knowingly, with the trade-offs written down, never because a queue felt urgent.
